Underfloor insulation cost in QLD: the real SE-QLD bands.

What underfloor insulation costs in 2026

The bands, in plain numbers.

For a raised timber floor in SE Queensland, installed polyester underfloor insulation runs about $28–$35 per square metre, and most whole jobs land in the $1,000–$2,000 range. Closed-cell spray foam is roughly $40–$60+ per square metre for the same job, and a good deal more on some price lists.

Those polyester and foam bands, and the typical $1,000–$2,000 whole-job figure, come from Pricewise Insulation’s underfloor cost guide. They’re a national insulation retailer, not a rival of mine, so it’s about as neutral a source as you’ll find. What I add is the local install reality: in SE-QLD subfloors the access and the condition under the house move the number around more than the area alone does.

The foam premium isn’t small, either. Brisbane Spray Foam, a foam installer, not me, publishes its own list at $70–$120 per square metre for closed-cell foam. So when I say foam costs two-to-four times what polyester does, that’s the foam industry’s own numbers talking, not a sales line from me.

What moves the number

Four things change your underfloor price.

Floor area, but you don't pay by area alone

The biggest single number is the square metres of floor you want done, and that's why a small cottage costs less than a sprawling Queenslander. But two houses with the same floor area can come in hundreds of dollars apart once access and subfloor condition are in the mix. As a working figure, installed polyester runs about $28–$35 per square metre, and most whole jobs land somewhere in the $1,000–$2,000 range.

Access: how easy it is to get under there

Underfloor work is paid for in awkwardness as much as area. A house up on tall stumps you can almost stand under is quick; a low-set on short stumps where the installer is dragging batts in on his belly through 500mm of crawlspace is slow, hot and hard, and it costs more per metre. Tight, damp, cramped subfloors with pipes and ducting in the way add time, and time is what you're really paying for.

Subfloor condition: what's already under your house

If the joists are sound, dry and clear, we staple polyester straight up and we're done. If there's old sagging insulation to pull out first, rubbish to clear, or signs of damp that need looking at before we close the floor up, that's extra work that shows in the price. It's worth knowing before you buy: a subfloor that's been wet is exactly the place you do NOT want to seal up with spray foam.

The product you choose

Closed-cell spray foam costs roughly $40–$60+ per square metre for the same job, sometimes a good deal more. You're paying two-to-four times as much for the option that can trap moisture against your timber and won't come back off once it's cured on.

The trap

Why the cheapest underfloor quote can cost the most.

The cheapest quote is usually cheap because it skips the things you’ll never see from inside the house. A rushed job leaves gaps between the batts, and gaps quietly bleed away the performance you paid for. You bought an R-value, but with gaps you don’t get it. Underfloor work is hot, awkward, belly-in-the-dirt work, and that’s exactly where corners get cut.

The dearer mistake is the wrong product in the wrong place. A cheap closed-cell foam job (or a DIY foam kit) sprayed into a damp SE-QLD subfloor seals moisture against your floor timbers, where it can’t dry and can drive hidden rot. You can’t lift foam back out to check; getting it off means grinding it off the timber. A few hundred dollars saved up front can turn into a structural repair bill that dwarfs the whole insulation job.

We cover a big stretch of South East Queensland and the home turf out west, and the honest truth is that a job a long way from base carries a bit of road in the price. That’s diesel and hours behind the wheel. It’s a real cost, not a markup. Plenty of outfits bury it inside a higher per-metre rate so you can’t see it; I’d rather just tell you.

When I quote your address, you’ll see the job price laid out plainly, and if distance is a factor you’ll see exactly what that part is. The price I quote is the price you pay, no deposit, and no surprise “travel fee” sprung on you on the day. How much does underfloor insulation cost in Queensland?+

Why is spray foam underfloor so much more expensive than polyester?+

Foam is a specialist two-part product mixed and sprayed on site, so it costs roughly $40–$60+ per square metre underfloor, and Brisbane Spray Foam's own published list puts closed-cell at $70–$120 per square metre depending on the job. Polyester is about $28–$35 per square metre installed (Pricewise). So you're paying two-to-four times as much for foam. The catch is what you're buying for that extra money: an option that seals moisture against your floor timbers in our humid climate, and that you can't lift back out once it's cured. For an SE-QLD subfloor that's a poor trade.

Is underfloor insulation worth the cost in SE Queensland?+

For a raised timber floor (a Queenslander, a home on stumps, an old low-set with a suspended floor) yes, it's usually worth it. An uninsulated timber floor is a big cold surface in winter and lets conditioned air leak away year-round; polyester between the joists takes the chill off the floorboards and helps your heating and cooling do less work. At about $28–$35 per square metre it's one of the cheaper comfort upgrades on the house. A slab-on-ground house is a different story. There's no subfloor to get into, so this isn't for you.

Do you charge extra for travel outside Brisbane?+

I'll be straight with you: we cover a big patch of SE QLD and the home turf out west, and on jobs a long way from base there can be a travel component in the price. It's the diesel and the hours on the road, not a markup. I'd rather tell you that up front than dress it up in a higher per-metre rate. Can the cheapest underfloor quote end up costing the most?+

It can. The cheapest quote is often the one that skips the things you can't see: a quick job that leaves gaps between the batts, the wrong product sprayed into a damp subfloor, or a DIY foam kit that goes on uneven and traps moisture. Gaps quietly bleed the performance you paid for, and a sealed-up damp subfloor can drive hidden rot that costs far more to put right than the insulation ever saved.
