Insulation removal · what to ask before you book
A big Brisbane insulation company says — in writing — it has caused minor accidental damage in about 1 in 15 of the roofs it clears out.
When any operator vacuums the old insulation out of your roof, things can get knocked or cracked. Most companies won’t put a number on how often. One of Brisbane’s largest did — right on their own website. Here’s what they wrote about damage, and what it means for your roof.

“The fact that I can't even tell it's 6 degrees outside when I wake up in the morning speaks for itself. Have wasted so much money attempting to heat and cool an uninsulated home. Worth every $.”

“Came & Gave a free quote”
In their own words
Their statement, word-for-word.
“While accidents are rare, they can happen. We have experienced minor accidental damage in about 1 in 15 homes, but we promptly rectify any issues. […]”
— Brisbane Insulation, on their own insulation-removal page (captured 9 July 2026, and independently archived). Quoted word-for-word; their sentence continues with a remark about smaller contractors. See it for yourself: https://www.brisbaneinsulation.com.au/insulation-removal-brisbane
We’re not putting words in anyone’s mouth — that’s their own published statement, on their own site, describing their own removal work. And when a company openly tells you that about 1 in 15 of the roofs it clears out picks up minor accidental damage, the honest thing to do is take them at their word.
Put in perspective
What "1 in 15" actually means.
1 in 15
their own stated rate of "minor accidental damage" on removals
10 in 150
the very same rate, put another way
≈ 7%
roughly one in every fifteen roofs they clear out
That 1-in-15 is their figure, published on their own removal page, and it applies to the roofs they vacuum out rather than every job they do. On the removals they do, about 1 in 15 picks up minor accidental damage, which they say they put right. That is the number in writing, and it is the one to ask any removal company for.
Our side of it
Different work — and a very different track record.
“In all my years in this trade I’ve had exactly one insurance claim for a damaged ceiling — and that was one of my sons, breaking one while he was learning the job. I’ve never broken a ceiling myself. We carry full insurance anyway, just in case — but that’s the honest record.”
We’re a smaller outfit and we do far fewer removals, so it isn’t a like-for-like tally — but it’s a very different track record, and it’s not luck. It’s how the work gets done:
Whoever's in your roof is our own trained crew — or a local Comfort Zone franchise owner. Never day-labour subbies. When someone's own name and livelihood rides on the job, your roof matters to them personally.
We're insulation installers first. Careful, unhurried work — not a high-volume vacuum-out operation.
Careful access and a proper clean-up, with photos of the work sent for your records.
Public liability insured, $20 million. The safety net's there; in all these years we've needed it once.
Before you book anyone
Ask one question.
Ask any removal company, in writing: “What’s your rate of accidental damage, and who pays to fix it?” A company that’s proud of its answer will give you one. Then compare.
What removal and vacuuming cost
Removing old foil or fibreglass batts
Removing old foil or fibreglass batts, disposal included: $15–$29 per m² of ceiling inc GST on its own, or $11–$21 per m² inc GST when we're also insulating the roof. Bigger roofs pay the lower rate. Minimum job $1,815 inc GST, which is the price for roofs up to about 69 m² on their own.
Travel is free within 30 km of our base, then $2.75 per km inc GST, counted there and back.
The ranges are for standard access; difficult roofs can add 25% and high-risk access 50%.
Recommended prices. Your local Comfort Zone team confirms your exact price in a written fixed-price quote.
Roof-space vacuum clean before we insulate
A roof-space vacuum clean when we're also insulating the roof is $5–$11 per m² of ceiling inc GST, bigger roofs at the lower rate. On its own: $1,815 inc GST, the recommended minimum job price, for roofs up to about 343 m².
